Common questions

Am I obligated to sell?

No. Asking for an offer costs nothing and commits you to nothing. If the number doesn't work for you, that's fine.

Who pays closing costs?

We do. We pay the title and escrow fees, and the written offer spells out every number before you sign anything.

How quickly does it happen?

You'll have a written offer within a week of sending us the parcel details. Most sales close in about 30 days, and you can choose the closing date.

Why did I get a letter?

Property ownership records are public. We research land in areas we're interested in and write to owners directly. If you'd rather not hear from us, email palebluelot@gmail.com with your name and mailing address and we won't contact you again.

How do you decide on a price?

We start with recent sales of similar land nearby, then look at what makes the parcel specific: road access, size and shape, zoning, terrain, utilities and any back taxes. We pay cash, so offers are usually below full retail. In return you get certainty, no commissions and no waiting for a buyer.

Do I need a real estate agent?

No, and there are no commissions. You're always welcome to have an agent or attorney review the offer.
